Last month, I sold another two AIA websites. One for a used car Tesla
websites. One for a used car Tesla dealership for the red box greater number and then sold another one for the lesser amount for a medical device
saleserson who sells a back brace. Both
came from referrals, which I'll get to in just a minute. And I also had the luxury to update my old high school's football program website for no cost of course, but felt good to take them from
this to this.
That should go live next week. And each
site took me anywhere between 30 to 45 minutes to finish front to back during the waiting period of building these.
And no, I'm not a web developer, can't code, and I don't know design. But I do know the right AI prompts, the right AI tools, and the right system to take
these one-off payments and turn them into recurring revenue streams. So today in this video, I'm going to show you exactly how to do this right now on my screen, start to finish. And there's
going to be four simple steps to follow.
The first step is you got to find the right local businesses to target. The
second step is you got to be able to build these sites with AI in under 30 minutes. You don't want to spend too
minutes. You don't want to spend too much time on each site. And that's where the prompt comes in. And you're going to watch me do this live. And it'll
probably take about 5 minutes to actually do. Step three, you got to
actually do. Step three, you got to figure out, all right, well, how do you offer these things to business owners?
And who should you choose to offer them to? Because the last thing you want to
to? Because the last thing you want to do is offer things to people that don't need them. And step four, how do you
need them. And step four, how do you turn this into a onesie to a monthly?
And if I have enough time in this video, I'll actually be able to get to step four. So, let's cut to the chase and
four. So, let's cut to the chase and let's get to business and let's jump on my screen right now. So, before I jump into this really quick, uh, for each step, I'm basically going to show you
the long way and then the short way, right? Long way is for those people who
right? Long way is for those people who have more time than money. And the short way, if anybody's interested, you can skip ahead and save yourself a lot of time by joining my school community uh,
called the AI Agency Vault. Uh, and in there I give softwares to make this go a heck of a lot faster. But either way, it doesn't matter to me because there's still a way that you can go and do it if
money is short and time uh, is what you actually have. So, two very important
actually have. So, two very important points here. Number one, the niche
points here. Number one, the niche matters when doing this because Med Spa, a lot of people love to get into med spas, but you're going to notice when I type Med Spa near me. All right, you'll
notice that in out below the sponsored results, right? We have our Google
results, right? We have our Google business profiles. Uh, most of these
business profiles. Uh, most of these people have websites, right? So, we really wouldn't want to go after a niche that
already has websites. Like, I'm
scrolling through now. I'm on page two and they all have websites. You know,
there probably is like one like here's one that maybe you can, you know, give a call and create a med spa website for and then offer a website for them. But I
like to at least have two to three to four per page. Okay. Okay. So, if we look at actual roofing, which is an extremely profitable niche, um, one that
I have never gotten into, but is I probably should, is below the sponsored results, we slowly scroll and within like the top four, we already see one here that doesn't have a website. Now,
you know that because it would show a website, right? Uh, then I scroll down a
website, right? Uh, then I scroll down a little more. Fans Seca doesn't have a
little more. Fans Seca doesn't have a website. [snorts] Uh, B&B Improvement
website. [snorts] Uh, B&B Improvement doesn't have a website. Pmpton Lakes
Roofing Repair doesn't have a website and that's already on page one. Okay.
So, now if I go to page two below the sponsored, here's another one. So, he
has two business profiles. Uh 247
Construction doesn't have one. Uh
Riverdale Roofing doesn't have one. And
so, I already I've already found 10 prospects. Okay. Uh Phil Puglesi doesn't
prospects. Okay. Uh Phil Puglesi doesn't have one. All right. So, you understand
have one. All right. So, you understand that like all I need to do is go to Google, search for niche near me, and then find all of the businesses that do not have a website. Why? Because the old
saying, right? You you don't want to
saying, right? You you don't want to sell ice to an Eskimo. Like, it just doesn't make sense. Uh, and I don't want to call people or email people and offer them something that they don't find
value in because most of the time the knowledge gap is there. So, like, do I want to convince people? I'm 46 years old. I don't want to convince anybody
old. I don't want to convince anybody anymore. So, what better way to just
anymore. So, what better way to just offer them something that they don't have that they truly do know that they need. Okay. Also, like I said to you,
need. Okay. Also, like I said to you, the fast way, which is a proprietary software that I have in for only my school members. We could do roofing. We
school members. We could do roofing. We
could go into GBP vault. You can go there now, but you're not going to be able to get in, so it doesn't matter.
Don't waste your time. Uh, roofing way, New Jersey, and I click unlock leads.
No, my search history. Uh, this is going to run. It's going to find me a certain
to run. It's going to find me a certain amount of businesses. Okay. So, roofing
and Wayne, that will um show 166 businesses in and around Wayne. All
right. So, that's a great that's like a really good list. But again, we're looking for the ones that don't have a website. So, I can then go into my data
website. So, I can then go into my data vault and I could search the roofing companies.
Uh, we can leave all this blank and then I can filter it by website and just say no website. All right. And as you can
no website. All right. And as you can see over here, screen is a little too big. I have 63 roofing businesses around my area that
do not have a website. I hit click save list and I simply just say roofing Wayne no site. So again, like I said, I was
no site. So again, like I said, I was going to show you two ways to do this. I
could download that CSV file. And here
are all the roofing companies that do not have websites, right, with their phone numbers, businesses, uh, their ratings in the amount of reviews that they have. Uh, there might be some
they have. Uh, there might be some duplicates, maybe not. I don't know.
Horizon Peak Roofing. We have to be careful. Uh, these are contractors, but
careful. Uh, these are contractors, but there is a few supply stores in here.
Not many, maybe two or maybe four or five. Uh, but we have a really big list
five. Uh, but we have a really big list that we could start off on. Okay. And so
the process, okay, the there's many different processes that you could take, but one would be just to start calling each one, seeing who would be interested. I'll give you the script on
interested. I'll give you the script on screen that you can copy and paste it.
I'll also put it down in the description. Uh you could print it out
description. Uh you could print it out and hold it in front of you and start calling these. You can email them. Uh
calling these. You can email them. Uh
the email problem is that to verify these emails most of the time with this software, it's got to pull from the website and if they don't have a website, it's not going to find their email address. But if you do a couple
email address. But if you do a couple searches, you might be able to find find it in there somewhere. Uh either way, just calling them could could work as well. And you just go down the list,
well. And you just go down the list, right? And then when let's assume I go
right? And then when let's assume I go down the list. I call 247 construction.
He curses me out. This person says, "Yeah, I'm kind of interested, but no, not really." And then I finally get down
not really." And then I finally get down to, let's look at Barlo Roofing. Okay.
So, maybe Barlo says, "You know what? I
I am interested to jump on. I'm curious
what it looks like. What What is You say you already built your website." And
again, I'll show you the script in a second. You say you already built the
second. You say you already built the website. Show it to me. So, I would go
website. Show it to me. So, I would go to a tool for step two like Lovable. And
I can tell Lovable just right off like, you know, build me a roofing website, but I I don't want to do that because it's going to have a lot of problems. It's going to do a lot of things. So, if
I go over into my school community, I can go to the classroom. I can click AI website arbitrage. Uh, and I can go down
website arbitrage. Uh, and I can go down to let's go down to hardscaping. All
right. And I could take a chat GPT prompt for lovable. This is what I would do. I would take the prompt. I have one
do. I would take the prompt. I have one here already, but I would just simply go to chat GPT, take my chat GPT prompt, paste it in here, and it says, "I want you to be a senior web developer who
normally build builds $10,000 websites.
You're an expert in these things. You
have 15 years uh converting websites that drive high intent quality leads.
You learn how to convert by Hermosi, Becker, Brunson. These are just top
Becker, Brunson. These are just top leaders in the industry. Okay? And then
you would go in here and says I want to create a website for you would change this a roofing company that will use use it to run on Google, Facebook or organic traffic. The website needs to be high
traffic. The website needs to be high converting. It needs to have a prominent
converting. It needs to have a prominent call to action, a phone number that is above the fold, an opt-in form that is above the fold and an irresistible offer for roofing. So we're just changing the
for roofing. So we're just changing the niche. You can do it for any niche. We
niche. You can do it for any niche. We
don't have an offer yet.
So make one up. I want you to create a prompt for lovable so we can minimize the corrections needed. The name of the company is called um ABC roofing.
Doesn't matter who offers the typical roofing jobs.
I want you to create the prompt.
I want you to create the prompt, not build the site. So I just drop it in really quick to chat GPT. You can do it on the free version. and it's going to build me the prompt that I need to try
to get this thing 60 to 70% there. Now,
obviously, if you sell a website, you're going to need to get some information from the business owner. Okay, let's
not, you know, try to blow smoke up anybody's, you know, what. All right,
there's, you know, transparency is my number one priority here. All right, and so it's going to give me the whole prompt. Like, I can never
prompt. Like, I can never repeat this. I would never be able to
repeat this. I would never be able to write this. Like, I I you know, it's
write this. Like, I I you know, it's crazy to even think. So, we're going to take it where it ended and we're going to literally copy all the way up to where it tells me prompt for lovable.
And I'm literally going to copy and paste and send.
Now, you could probably build a five to six page website on Lovable's free tier.
I think they give you five credits a day. Uh, and so you'll be able to maybe
day. Uh, and so you'll be able to maybe get this done. I I don't know exactly how much, but I think their lowest plan is like 20 bucks a month. Uh, and so you could do it like that. All right. So,
it'll generate the plan and while it generates the plan, it's going to then ask me to approve it after it generates and starts planning it. And that is what really takes the longest is waiting, you
know, cuz you figure it's going to take about Okay, here we go.
Now, it'll this this will turn blue. And
I'll hit approve. And [snorts] so, that will now start to build. All right. So,
we just wait for that to build.
And while we wait for that to build, let me pull up the um script that I'm using right now on cold calls. Okay, so this is a tool that I built specifically for myself and
my whole student community of over 8,000 other agencies. And this makes uh if you
other agencies. And this makes uh if you choose to do cold calling, a heck of a lot easier. Having a script in front of
lot easier. Having a script in front of you and being able to keep track of it.
So, the first thing that I would do is again, if you are just using the Google way, you can copy this script and just print it out on a PDF. Uh, but what I'll do in in this video is I'll kind of show
you the whole process cuz a lot of times having a process and cool tools to use does make life a lot easier for business owners like me and you or maybe you're a
future want want to be uh business owner. So, I can actually just do uh I
owner. So, I can actually just do uh I can upload the list that I downloaded, roofing leads, and I can upload right here the list that I pulled from that uh
GBP vault. Okay. And so, I'll just click
GBP vault. Okay. And so, I'll just click upload list. And it'll have my 63
upload list. And it'll have my 63 contents here. And I just click this
contents here. And I just click this button that says start calling. And then
I have a bunch of scripts here. Whether
you want to pitch online reputation management, pay-per-click advertising, doesn't really matter. I choose a website build. All right. And so in this
website build. All right. And so in this simple script, you could screenshot this, you could use it, it it works. I
have hundreds of students using it right now. Uh I'm using it right now during my
now. Uh I'm using it right now during my 100 call challenge. Uh and so I would just basically say and I have set. And
so this is how I do it. I say, "Hi, is this and then I look over here, Mueller Gutters LLC?"
Gutters LLC?" And 98% of the time they say, "Yeah, great. My name is James. I live in the
great. My name is James. I live in the local area. I was checking out your
local area. I was checking out your company online and saw you had a few great reviews, but you actually have no website. Is there a reason for that?
website. Is there a reason for that?
[snorts] And so the what I've gotten the most common thing that people have said is I was too busy.
I've been too busy to get around to it or I don't know anybody to that will do it or it's been too expensive or I already have enough business. Okay. And
so let's start with one. Yeah, I've
gotten a quote before. They wanted
thousands and thousands of dollars. And
I go directly into, well, since I already built you a brand new site, I can guarantee it won't be too expensive, but also no pressure. All I want to do is show it to you. Do you have 10 minutes tomorrow to jump on a Zoom and
I'll show you and walk you through the site. No pressure. Or if they say, "I I
site. No pressure. Or if they say, "I I I've been so busy. I haven't been able to get around to it. We're a new company within the last year." You know, things like that. No, no, I get it. But how
like that. No, no, I get it. But how
about a 10-minute call so I can show you that I've already built the site for you. We're like 80% there. Would that
you. We're like 80% there. Would that
interest you? No pressure.
And then you then you answer the questions that they might have. Um I get enough calls anyway. And so I'm actually going to add this here because I've been using this which has been really good.
Uh instead of saying so you don't need any new business, although you could uh because this is what I've been saying. But there was a two two guys
saying. But there was a two two guys that I said um I said, "Oh, cool." And
this was in the tree care business. All
right. Well, you have enough business anyway. So, the um I have like a 60ft
anyway. So, the um I have like a 60ft tree in my backyard. I was hoping you could take a look and give me a quote, but since you have enough business, uh I'll go I'll I'll find somebody else.
Thanks. And then the the guys were like, "Wait, wait, wait, wait, wait." And then I laughed and made a joke and said, "Look, you said you had too much business. So, you don't have too much
business. So, you don't have too much business, right? You got 10 minutes. Let
business, right? You got 10 minutes. Let
me just show you what I got." Uh, and so it kind of it it could be so jokeful.
Uh, it could be, you know, you could turn it into a joke. Uh, and some people do say confused. What do you mean? Like
you already like what do you mean? What
do you want to show me? I don't
understand. And so I'll say, yeah. So,
so, so was I because I noticed you didn't even have a website and that's why I actually called you, but let's grab 10 minutes so I can show you what I've already built for you. When is a good time? Tomorrow, tomorrow morning or
good time? Tomorrow, tomorrow morning or afternoon works better, right? So,
you're just locking them in. And, you
know, you're going to get yeses, you're going to get nos. You're going to get on a 10-minute Zoom and they're going to say no. Uh, this is part of the game,
say no. Uh, this is part of the game, part of the process. But, I got 63 great prospects right here within 20 mile radius of where I live. If you don't live in a very populated area, I mean,
it's not populated around here. It's
like 50,000 people in my town. But, um,
you could just search for the busiest town. It doesn't matter where you live.
town. It doesn't matter where you live.
And you could do this in overseas. It
doesn't matter where you live. This
works. Whatever country has Google business profiles is the country you could do this in. Okay. Uh and so this is the process. And the cool thing about this little tool is you could kind of keep track of it. So if there was a no
answer, right? Then I just go, let me
answer, right? Then I just go, let me make this more. Then I just go to the next one. No answer. So then I know who
next one. No answer. So then I know who should I be calling back. This person
answered. I got a call back. I put a little note here on each call. Um
declined. You know, some people would just be like, "No, I'm not interested.
I'm not interested. I'm not interested."

Um, maybe I sold this guy, right? Okay,
cool. Then I can come out of here and then tomorrow I can choose the the 57 that I haven't called yet or the two that didn't answer and try them back or
call this guy back, right? Decline I'll
leave alone and uh and then again goes right into redoing the process. This
just keeps everything organized. But
again, you could just copy that script and go and use it yourself. Go to Google and look for it. Doesn't matter. More
time than money. That works. Okay, let's
go back to our build. All right, so it looks like we got ourselves a perfect freaking site that we can go out and we can choose. Now, I didn't pause this
can choose. Now, I didn't pause this video. I don't know how long it took. 10
video. I don't know how long it took. 10
minutes, 7 minutes, 5 minutes. Uh, but
free roof inspection, $500, $500 off roof replacement, limited time. Perfect.
Again, we would have to put the logo and those those are the things I'm saying 80% there. We can go over here. I mean,
80% there. We can go over here. I mean,
you know, again, we would have to change these things. And so, let's say, let's
these things. And so, let's say, let's just say I go into lovable and I say, "Hey, lovable." Um, I want to change
"Hey, lovable." Um, I want to change somebody wants to do it. All right. So,
say change all the phone numbers to 973 7769988.
So, when I say you have to make some edits, this is what I mean. You don't
code, you don't design, you just tell it what to do and it does it all right? And
then I can say, hey, change this offer because a person doesn't want that offer, right? What services? Roof
offer, right? What services? Roof
replacement, roof repair, roof inspection, storm damage repair, emergency roofing. We can add more
emergency roofing. We can add more services. We could take some services
services. We could take some services away. Um, but yes, this is I would say
away. Um, but yes, this is I would say 70% there or 60%.
You'd have to get with the guy, tell him to look at it and tell him what changes you need, and then you just go to Lovable and tell him what to do. Like,
it changed the phone numbers everywhere to what that business owner's phone number would be. Okay? Now, remember
what I said in the beginning. I'll
repeat myself. The fast way and the slow way. This would be the slow way. The
way. This would be the slow way. The
fast way would be I go over here and here's my one sold.
Actually, just so you understand the process, let's go back to start calling.
Let's go to Cox Roof. Roofing. Roofing. That's just
Cox Roof. Roofing. Roofing. That's just
I mean that just the name is stupid.
Trying to find one that has a decent name. Eric's roofing. Okay. Uh so now
name. Eric's roofing. Okay. Uh so now Eric is Eric wants to do it. So I'm
going to take this name. I'm going to go over to my
this name. I'm going to go over to my site builder. Again, this is a separate
site builder. Again, this is a separate tool. Okay. ates for all my school
tool. Okay. ates for all my school community members uh in the premium level of our school community because it costs money every time I run this. So I
would just go here, new website, and now I can build this with a prompt that already will pull from Google's API all
of the information for Eric's roofing, which is what? 465
West Main Street. 465 West Main Street in Wyolf. We got the right business.
in Wyolf. We got the right business.
He's got two photos and let's see if he has any reviews. Yes, he's got four reviews. Uh, I'm just going to choose
reviews. Uh, I'm just going to choose one photo. Um, this one looks weird. I
one photo. Um, this one looks weird. I
click continue and build site. Now, what
it's going to do, it's going to API pull all of Eric's roofing information into a prompt. This is what it's building the
prompt. This is what it's building the prompt now. So, I don't have to copy. I
prompt now. So, I don't have to copy. I
don't have to go to chat. I don't have to do anything. And it's going to build me a site that is geared toward Eric's roofing. Why would I do that? I do that
roofing. Why would I do that? I do that because Eric is very interested and wants to get on a 10-minute Zoom. So,
only then do I actually build the site gear toward the business owner when they are extremely
interested. Now, one thing to keep in
interested. Now, one thing to keep in mind is if Eric ends up ends up not taking the website, I will use what Lovable Builds for Eric's roofing and
show it to other prospects that are interested and just say, "Hey, here's a mockup of what it could look like, okay?
Because I'm not going to sit here and build a hundred businesses before I, you know, get two or three to say yes." So,
while this prompt builds, it's important to note that the website is not necessarily for you to make tens of thousands of dollars. Although, it's
very possible. The last video I did on this channel, I showed a Oh, no. The
last live, by the way, if you never check out my lives, go go click the tab that says lives and go watch that. Uh,
watch the lives that I do. I try to do once a week. Uh, but I showed a video of a guy who literally only sells websites
and he's done $20 million.
Okay, I I show a video on that. And so
you could Now, what he does differently is that he doesn't charge $1,000 or $2,000 or $5,000. He charges a couple hundred bucks per month. He just has a lot of clients and a big recurring
revenue. You can do that. But what I'm
revenue. You can do that. But what I'm going to show you, hopefully I have time in this video, is I'll show you uh how do you go from website to then adding
you could add AI voice, you can add AI chat, uh you can add review management, you can add auto reply review management, you could add message marketing, which is database
reactivation, and we're going to offer all that in goh high level. Gohigh Level

And this is a massive prompt. This is
not a chat GPT prompt. This is a massive prompt pulling in reviews, pulling in all the information that Google's API has returned for Eric's roofing. This,
like I said, this is the fast way to do it.
There's also the cheap slow way. Both
ways will work. It's fine. Okay. So now
once it builds kind of the the plan, right? Full website build plan. We hit
right? Full website build plan. We hit
approve. And this will take h anywhere between I don't know 5 to 10 minutes.
And when it's done, I'll show you how we can show Eric and have the website sell itself because that is what it's about.
You don't have to be great at sales. You
don't have to be great or a swift talker. You don't got to be a slick
talker. You don't got to be a slick Rick. Okay. So, let's see what this uh
Rick. Okay. So, let's see what this uh puppy turns out. All right. So, this is Eric's roofing website. All right. So,
it built a homepage, a services page, service area page, a reviews page, an FAQ's page, and a contact page. Okay.
Above the fold, like I told it to do in the prompt, which by the way, if we look at the prompt, again, I I I keep saying this because the AI site builder is really a prompt builder is really what
this is built for because, as you could see how big of a prompt it is. So, it's
not a chat GBT prompt, and that's the power of it. But it built this site with Eric's actual information. So, if I got
on a 10-minute Zoom call with Eric, are you telling me that he wouldn't buy this? Now, let's I'm glad this happened.

Look, small roof repairs you can count on and it's a um food item. So, all I would say here, this is perfect for me because you still want to check, right?
You would say uh small roof repairs. You can count on section.

edit with our voice in our words. And I
could actually click this and talk to it instead of uh writing it out. I'm just
so used to writing it. So if I go to the service pages, okay, this if you remember um what we repair, I chose that image from uh the two images that he

So I could I can tell it hey on replace this because this didn't come through.
All right. Uh service areas, wide call, Franklin, Midland Park, Waldwick. Again,
if he wants, I could add as many as that he wants. Uh, reviews. So, this is
he wants. Uh, reviews. So, this is actual reviews from Eric's Google business profile. You can go, you could
business profile. You can go, you could probably search for Eric's roofing in Wyoff, and you could see that these reviews are actual real really there FAQs. It just the the typical FAQs that
FAQs. It just the the typical FAQs that a roofing company has. Puts it here. And
then a simple contact us with a click to click to call button. And then just another image. And then the map, as you
another image. And then the map, as you could see, is here. Okay. So, this is a 90% done website. And all all that you really need to do There we go. Changed
changed it. All that you really need to do uh is is get in front of the business owner. That's it. It's it's all about
owner. That's it. It's it's all about getting in front of the business owners to show them what you're capable of doing. Now, before somebody goes and
doing. Now, before somebody goes and says, "James, that's cool, but you never show how to connect it." I do. just
people watch random videos. So, if I wanted to connect this to the internet, I spent $13 for the year uh for Eric's roofing domain. Uh, and I just hit
roofing domain. Uh, and I just hit publish.
I hit add custom domain. Add an existing domain. I could purchase one from within
domain. I could purchase one from within here. Connect. And I wait while I sip on
here. Connect. And I wait while I sip on my electrolytes. Don't worry, it's not
my electrolytes. Don't worry, it's not tequila and club soda. I promise. So,

So then I don't have to buy any domains and then I can easily just show people each niche's mockup. We'll call them mock-ups for now. And that is it. So
