This is one of the most affordable luxury new builds in the Belleview Eastgate community. Come tour this home
Eastgate community. Come tour this home with me.
[Music] Today I am super excited to show you probably one of the more affordable new
construction higher-end options in the Belleview area as of late on my channel.
This is a 5-bedroom, 5 bath house. It's
3,335 square ft. And like I said, it is one of
square ft. And like I said, it is one of the more affordable options that I've shown on this channel. It's in the Eastgate community of Belleview, Washington. Let's get into it.

was built by Redhawk Homes. So, quick
heads up before we jump in. My tours
tend to run a little bit longer than what you might be used to seeing on YouTube. That's definitely on purpose. I

don't just do a quick highlight reel. I
want you to feel like you're actually walking through the home with me. A lot
of my clients are relocating, whether that's from across town, across country, or even overseas, and they can't always tour these properties in person. And so
I filmed these in a way that gives you the full picture. I'll point out the little details, share what the space feels like, mention sounds I'm hearing,
and yeah, even smells if there are any.
Since this one's new construction, no wor uh weird smells to report. It's
actually new construction, so I wouldn't be expecting any sort of smells to be there. So, if this sounds like your
there. So, if this sounds like your style, settle in, get comfortable, and let's take a proper look at the home, every corner of it. So, you just saw me uh feeling the nice engineered hardwood
floors. I also want you to take a look

waterfall design. And take a look at this uh chandelier or pendant lining, if you will. Super interesting design.

Super cool to the touch. Check out this really nice deep sink here. You actually
have two modes here. You can turn this on this way and you can flip it this way. So then you can wash your dishes. A

lot of these features, you will notice, were also in a uh the larger home in this four uh lot community that I
featured on the channel uh 3 weeks ago, I believe. So, you could go and check

dishwasher here. You've got all of these are nice Thermodor appliances, which are really high-end. And Thermodor has
really high-end. And Thermodor has become pretty popular in a lot of these higherend luxury new builds that we've been showing off on the channel here.
Love the Thermodor gas stove here. I
really like that star shape that they have. And you'll notice how uh nice
have. And you'll notice how uh nice these burners turn on whenever you're using Thermodor. I don't know what
using Thermodor. I don't know what Thermodor did, but uh sometimes I'm turning on these gas burners, and some of them are harder to turn on than others. Thermodor across the board
others. Thermodor across the board usually uniformity are uh good at turning on pretty easily. Notice I get
all of them in pretty much one go here.

They actually had a gas bill that they were trying to um like ban new construction from using uh gas in uh King County, I believe. And it did not
go through. That was, I believe, last
go through. That was, I believe, last fall. So, glad to see a lot of these uh
fall. So, glad to see a lot of these uh new construction properties are still able to uh put gas in or natural gas for uh clients that are looking for them.
They're certainly harder to clean, but I just think in general I like gas stove tops.
So, check these out. So, both of the cupboards on both sides here have these pull down spice racks. Again, that
larger six-bedroom home I featured on the channel also had a really nice one.
It was a little bit longer, about the same length of these two separate ones.
So, would love to know in the comments when we're comparing and contrasting this home to the other larger one, would you find more use with the two uh spice rack design there that opens up as well,
so you have uh storage up there as well?
And then notice again these nice thick countertops here. These are really cool,
countertops here. These are really cool, too. So, these are pull out uh drawers
too. So, these are pull out uh drawers and each one kind of slides back and forth there. So, you could use a lot of
forth there. So, you could use a lot of space for those. again like those quartz counters and you have it on this side as well. So, uh notice it was kind of fun
well. So, uh notice it was kind of fun to play with them and slide them around.
But one thing you'll notice that the quartz countertop design follows up as like the backsplash, which was pretty great. Now, we're going to take a look
great. Now, we're going to take a look at the thermodor fridge here. I don't
have like my tripod with me, so I wasn't able to set it up to show it. Usually I
do my gimmick here where I'm showing that I am 6'8 6'8. Whoa. I'm 5'8 5'9 on a good day. And when standing in front
of these uh fridges, I am uh super uh tiny compared to these fridges. Now
notice that again I you press on them and you can open them up. So they uh they open up and they suction as well when you close them. Now, that cool feature that was showing off there is when you press in on it, it'll open, but
then it will close back up. If you
actually didn't mean to, if the fridge is basically seeing that like, oh, just kidding. You weren't trying to open me
kidding. You weren't trying to open me up.
Super cold. Yeah, I love the Thermodor design. And then I also like how it does
design. And then I also like how it does include this uh beverage cooler on the side here as well. And then what I was saying is right here you've got like this nice uh walk-in pantry or butler's
pantry. I guess it's not pass through
pantry. I guess it's not pass through like some butler's pantries are, but I also really love the look of the under the under tokick lighting in the
cabinets. I'm a big sucker for underc
cabinets. I'm a big sucker for underc cabinet lighting. I talk about it on
cabinet lighting. I talk about it on almost every video when I see it. I
think it really changes the vibe of a price and really elevates the space of it. I like how this builder take it took
it. I like how this builder take it took it to the next level and started including it in the tow kicks as well. I
think it really just professionally lights up the place and it's not like super futuristic looking or tacky looking. I think it's definitely
looking. I think it's definitely elegant. You let me know in the comments
elegant. You let me know in the comments what you think though too. You know, a home like this one actually reminds me of a couple I met through the channel.
They were relocating from San Francisco and both worked remotely. So they both loved clean design, but they also needed
a real sense of space after city living in San Francisco. So when we walk through a similar new build, they immediately pointed out the kitchen flow
and those high ceilings. So it feels like a retreat instead of a boxy suburban house. That combination of
suburban house. That combination of light, openness, and warmth is exactly why they fell in love with the east side and new construction that's being built
on the east side. I love the open space of this. Gosh, check out that dining
of this. Gosh, check out that dining room and that chandelier piece here. You
also have plenty of storage here on the side wall here that we're going to take a look at in a minute. And I love how it flows just open into this family or living room in the back here. Now, a
little bit about this builder. So, Red
Hawk isn't a big national builder, and they're um that's part of what makes this project special. Their focus is on boutique communities with real attention
to detail. You'll see it right away. Uh,
to detail. You'll see it right away. Uh,
you know, this property, the metal roof, the mix of cement plank wood and steel siding, and those oversized windows that you're going to be seeing throughout this property, it has that sleek, modern
look, but the warm wood tones keep it inviting. This community has just four
inviting. This community has just four homes total. Each one shares the same
homes total. Each one shares the same elevated finishes and energy efficient systems, but every layout is a little
bit unique. whether it's the layout
bit unique. whether it's the layout itself or the finishes that the property has in it. The best part is there is no
HOA, which is rare for new construction around here. As a reminder, the home I'm
around here. As a reminder, the home I'm touring today offers five bedrooms, 4 and a/4 baths, and it's just over 3,300 square ft. Inside, you're seeing these
square ft. Inside, you're seeing these tall ceilings right now. We're going to have a guest on suite that we're able to check out in a bit with a private entry.
And then there's also the chef kitchen that we've been checking out. And there
is a spa inspired primary suite with its own balcony that we'll check out in a bit as well. If you need more options though, there is another five
bedroomedroom home available across the street, which I'll point it out later on when we're on the upstairs floor. And uh
that one is also uh five bedrooms just like this. I think it's the exact same
like this. I think it's the exact same square footage in this four home community right now. That home is basically this house but has closer
finishes to the in color palette to the larger six-bedroom home that I've already shown on the channel. The fourth
and final home is still under construction, so that one's coming soon.
Okay, now it is time to address the elephant in the room, or I should say the elephant in the backyard. I'm going
to play what the backyard sound sounds like. As we are out here, something I
like. As we are out here, something I always like to share with viewers. One
of the few tradeoffs of this home is its proximity to I90. The home actually backs or more accurately sides up to the freeway, which sits at a slightly lower
elevation, or I90 does. So, this home is is above it and depending on where you're standing in the yard or on the balcony, you can hear some of the
traffic for sure. Now, that said, the builder is aware of this and uh they're committed to adding a planted sound barrier after closing. So, for buyers
concerned about outdoor noise, this will help significantly reduce what you hear from the freeway. I always try to point these things out because I want you to have the full picture, especially in
brand new construction like this where the finishes, layouts, and value are fantastic. It's certainly not a deal
fantastic. It's certainly not a deal breakaker for some buyers, but it's important to be aware of so you can make an informed decision. And of course, buyers who are coming to this community
in person are going to make that judgment call. and this builder will
judgment call. and this builder will certainly find the right buyer that that is a trade-off that the buyer is definitely willing to live with. I love
these acoustic walls by the way as we walk upstairs. So, one thing buyers
walk upstairs. So, one thing buyers should know, the builder is offering a credit towards a rate buy down pending negotiation of terms of course that can save you thousands on your monthly
mortgage payments. So, it's definitely
mortgage payments. So, it's definitely worth asking about if you're thinking of making an offer. Now, on top of that, this home is designed with energy
efficiency and comfort in mind. It
features an ERV system for fresh filtered air, a hybrid water heater, HEPA air filtration, and acoustic engineered walls. Like I just pointed
engineered walls. Like I just pointed out, all of that makes it quieter, healthier, and more efficient than a typical new construction build. Now,
combine this with the modern finishes that we've been seeing, the high ceilings, the LED lighting. This system
makes the home both stylish and practical for everyday living or hosting guests. Okay, we are in the primary on
guests. Okay, we are in the primary on suite here. Check out the uh the
suite here. Check out the uh the fireplace insert here. I love this torched wood, by the way. I'm really
digging the black. I like the uh the gold that they've staged this house with, but I really like the black on the gold here. And I think I like the
gold here. And I think I like the finishing work of the closets. I It's
just my cup of tea more with the white, which we'll see in a bit. If you go back to my other video, the larger home has just a different color palette on some
of the closets. That's just not my personal taste, but I know it's actually pretty popular right now. But this is actually more my style with the color
palette that they've chosen. I like uh how those uh light up there on both sides there. And I just love how big
sides there. And I just love how big this is. Now, the cool thing that the
this is. Now, the cool thing that the builder did here is obviously you get the really nice big uh ceilings downstairs. But upstairs, you even get
downstairs. But upstairs, you even get these really big vated ceilings. That is
a height difference compared to the corridor that you're walking in between the bedrooms there. So, you got these really nice vated ceilings. And it's
really, you can tell when you're looking at the architecture from the outside of the house that you've got these nice slants that uh give a lot of head space and make it feel even more grand in all
these bedrooms. Now, this ensuite here, of course, it's got the heated floors, which is awesome. I love the cohesive design of again, we've got the same type of quartz countertops here. Super thick,
by the way. and showing these off. I
really love these um fog prevention mirrors. I don't even know what the
mirrors. I don't even know what the technical term is to keep calling them.
I keep forgetting them. But uh really nice mirrors here. And I love the tile work too on uh this back especially.
Kind of makes me feel like this room is like almost a half wet room when you look at the whole design of it as well.
And again, you've got those really nice underc cabinet tokick lighting as well that we're taking a look at here. What

know about this nice deep uh soaker tub here. It actually had a really nice
here. It actually had a really nice texture to it. So, it was both smooth, but it felt grippy at the same time where you're not going to be slipping when you're getting out of it. I was uh working with a couple one time and uh
the MS told me that she uh was looking for one of these tubs, but she wanted to make sure she says she trips all the time and uh she was super concerned with a tub like this where she's just going
to be slipping out of it after she was taking a bath or whatnot. So, um I think this would be like her dream tub, I guess, or their dream tub. Now, uh check
out this nice water closet. Uh I like how there is still a uh window in it as well. So, you've got the natural light
well. So, you've got the natural light there. And love the black doors. Here is
there. And love the black doors. Here is
a nice walk-in shower as well.
I like the tile work on as you can see.
So, when looking at this side of the house, you can kind of or this side of the the bathroom, you can kind of see what I meant by it almost feeling like just the whole room is like a wet room.
Love the texture of this tile here. Now,
this is a really nice sized on suite.
I've worked with a lot of sellers on the east side that they um are basically, you know, like move up buyers or move up sellers where they're in the middle of
transitions, uh where, you know, their families in the area where they've outgrown their three-bedroom home.
They've got more kids now. They're
trying to get out of that townhouse, and they want more space, privacy, and modern finishes. And you know, a house
modern finishes. And you know, a house like this is one of those exactly the kind of new builds that these uh buyers
that are also sellers are looking for when they're looking to upgrade. And
it's also kind of that nice middle ground, too. So, this isn't going to the
ground, too. So, this isn't going to the a buyer that's buying this property isn't the buyer that is looking for that single family detached home that is in the middle of nowhere on your own
private oasis lot or land. I know I'm describing probably something that a lot of people are looking for, but you'd be surprised. There's a lot of clients that
surprised. There's a lot of clients that I'm work with that are looking to get into uh some of these nice neighborhoods
on the east side and they don't care all that much for a lot of upkeep. They're
looking for new uh lowmaintenance, barely any yard, maybe just enough green space to entertain, but don't have to really uh you know, upkeep on the lawn.
And this is one of those types of communities where uh you get that kind of best of both worlds if you don't mind having someone closer to you. But again,
still you're not having to live in that sort of situation where like you would in a townhouse rowhouse style or even a condo where you're sharing a wall with a
neighbor. Now, check out this nice
neighbor. Now, check out this nice walk-in closet. It's all lit up just
walk-in closet. It's all lit up just like the one that we featured on the channel uh three weeks ago or so. I like
the again the underc cabinet lighting in this closet as well. I think it's designed really well. It's a tall walk-in closet. I don't go go into too
walk-in closet. I don't go go into too many uh new builds like I've featured, you know, six plus mill properties, 7
mil plus on Madina and Enai, other parts of Belleview where uh they don't have closets this tall on the channel.

think it's super neat. Now, the um I believe all three of the other builds have this besides the the larger home.
Uh but I definitely know the property next door from this one uh has that.
Again, I'll point it out when we're walking by it. Uh and like I said, that one is basically just like this house.
uh very similar I think identical layout and uh same same finishes or similar finishes but the color palette is uh the
same as the larger home that I featured on the channel which is the sixbedroom.
Now another thing that I love to do on my channel is let's take a minute to talk about where we are where this property is located. So location
definitely matters just as much as the home itself. We're in Eastgate right now
home itself. We're in Eastgate right now which is a community within Belleview.
It's a wellestablished Belleview neighborhood. It was annexed in 2012
neighborhood. It was annexed in 2012 with the population near 5,000 in this community. It ranks among the more
community. It ranks among the more affluent areas in the state based on per capita income. Belleview because it's
capita income. Belleview because it's it's within Belleview. Now, what makes Eastgate stand out is the balance of lifestyle and convenience. You get
modern homes, easy access to I90. This
one's super convenient to I90 and I405 in proximity to everyday essentials, restaurants, shopping parks, you name it, without the higher price tag you'll
encounter in some other parts of Belleview, more prestigious hillside neighborhoods that I have featured on this channel. So, commute times are key.

Let's put some real numbers to them. So
downtown Belleview, it's just about 5 miles away and typically takes 12 to 15 minutes if traffic's light. Seattle's
roughly 10 miles west. So we're talking about 20 uh 20 to 25 minutes if it's a good drive. Definitely longer during
good drive. Definitely longer during rush hour. I mean things around here I
rush hour. I mean things around here I talk about I feel like sometimes talking about drive times is almost useless with in my videos. Let's be real here just
cuz the Seattle area can get so congested. I mean, I don't think we're
congested. I mean, I don't think we're as bad as LA, but we can get pretty bad around here. So, one thing I like to
around here. So, one thing I like to tell people to do is if you're looking to buy a property here in the greater Seattle area on the east side, wherever
it is, and your property or your work, if you're going to work outside the home and your work location is in a fixed location from your said house and you're
not in the same city that you're looking to work in, definitely take that commute yourself before you buy the house. take
a dry run a few times at different times of day, especially on uh homes in price points where you can afford to do that cuz things aren't flying off the shelf
like they were during the co years right now. You can definitely take your time
now. You can definitely take your time to take that commute to really make sure it's the right purchase. Because when
you buy any home, you're basically marrying your commute until you're fired, you get a different job or if you're lucky enough to work from home, which is great. Uh, you know, this
property definitely has some flex spaces or some different rooms that you could use as that home office, including the one. It's got a bonus room up here that
one. It's got a bonus room up here that we're going to check out. But then it also has the uh that downstairs um it's I think it's staged as an office right now. And that's a perfect setup for an
now. And that's a perfect setup for an office down there as well. Now notice
this continental style or Jack and Jill style if you will where uh these two bedrooms connect to this bathroom. Super
efficient here. Um I did a if whenever you guys go check it out, if you check out like my TikTok or I think I'm going to post it as a YouTube short as well. I
did a funny where I flew the camera just in a a perfect circle through these two bedrooms, the hallway and back through the Jack and Jill uh bedroom here. Plenty of lights coming
bedroom here. Plenty of lights coming through here. Lots of natural light
through here. Lots of natural light today and it was actually a semi cloudy day, but notice um I'm not filming in HDR and the camera got overexposed there
when I took a look at the window there.
Check this out, too. In these guest bedrooms here, you've got they're full beds, but you've got plenty of space on each side, so you could definitely fit a king. So, this is what I was talking
king. So, this is what I was talking about. The other um closets, built-in
about. The other um closets, built-in closets in the all these spare bedrooms in the other home, which you can actually see right there. That's the
other house that I have filmed on the channel, the bigger six-bedroom home that has, I believe, at least 400 more square feet. Uh, that one has a
square feet. Uh, that one has a different color palette on the bedrooms and I like just I like the white better.
Again, it's just my personal taste though. Other people, that's a pretty
though. Other people, that's a pretty popular one as well. So, check out the color differences. Go check out that

too. I love I love the wood. So, uh I kept talking about it twice now. That
other house is right across the street right here that you're seeing straight across the street. That that is one that's like basically the same size as
this one. It just has the similar uh
this one. It just has the similar uh colors as the one to the diagonal that we've filmed on the channel. Again, I
love the black torched wood look. This
is the same that is on uh that fire the fireplaces, I believe, as well. So much
natural light comes through this property here. Now, oh, I think I
property here. Now, oh, I think I digressed a a little bit. I was gonna also let you know, so Redmond and Microsoft campus, they are nearby. Uh,
they're about six to seven miles away.
Um, you know, you could probably get there in 18 to 20 minutes drive under normal conditions. And SeaTac, so how
normal conditions. And SeaTac, so how long is it going to take you to commute if you need to fly somewhere? Well, you
could get away with uh getting to SeaTac in 20 to 30 minutes. Uh, but you know, that's with moderate traffic. If you
have bad traffic, good luck. you you
could be over an hour, but in in parts of Seattle area, it could take you an hour to drive what would normally be 15 minutes. So, just take that commute and
minutes. So, just take that commute and take what I'm saying with a grain of salt here. Love this back uh bedroom or
salt here. Love this back uh bedroom or bonus room back there. Good use of space there. It certainly is staged as a kids
there. It certainly is staged as a kids room. Uh definitely could be used as a
room. Uh definitely could be used as a bonus room. And I like the uh drawers
bonus room. And I like the uh drawers that were in there as well. So, now
let's talk about how Eastgate compares to nearby neighborhoods like Somerset or Lakemon. So, Somerset offers iconic
Lakemon. So, Somerset offers iconic Belleview views, but it's mostly composed of older homes, many built in the 60s and 70s. There are beautiful remodels there, but are often not
getting brand new construction unless paying a considerable premium. I did
actually feature a really nice Somerset new build on the channel as one of my earlier uh videos that we were showing off, which you can definitely go take a
look at after you're done watching this video, please. And another community
video, please. And another community like Lakemont is known for its larger planned communities and abundant green space. However, often comes with
space. However, often comes with restrictive or more restrictive HOAs and higher price points. In contrast,
Eastgate does not have an HOA. Or at
least uh this community in Eastgate, I should say more specifically, does not have an HOA. But the community as a whole of Eastgate also does not have an HOA, giving you more flexibility,
whether it's parking, accommodating guests, or just flexible casual living.
I should also point out that Belleview is full of micro neighborhoods, each with its own personality, and I haven't covered them all. There are too many to
fit into a single channel or a a single video for that matter. But if you've been a longtime viewer of mine, you've binged through my content. You've seen
I've toured houses in many different Belleview communes including Somerset, Eastgate, Newport Hills, West Belleview, Enitai, Cougar Mountain, Lake Mont, and
nearby city, the nearby city of Madina.
Not to mention several other neighborhood cities, including Kirkland, but I digress. So, over time, that builds a broad view of how each area
stacks up and what makes them unique.
Bottom line, East Skate, you're getting new construction. Uh, or if you get new
new construction. Uh, or if you get new construction in Eastgate, you're getting real everyday convenience and easy freeway access, all without sacrificing
school quality or paying the typical Somerset Premium. So, that mix, it hits
Somerset Premium. So, that mix, it hits a really compelling sweet spot for uh several buyers. So, in this closet,
several buyers. So, in this closet, you're seeing uh the furnace here, which is part of that multi-zone HVAC system where you've got uh dual zone. You got
the zone upstairs and downstairs for even and uh you know, cooling and heating as well where it's just going to
be more efficient uh depending on what floor you're trying to heat or cool.
Now, here is the main on suite with its or sorry, the primary guest suite with its own access right here. So, this is
really uh really cool that you've got your own access in here. This is kind of that sort of uh multi-generational living that people have been uh looking for. This is a full bed as you could see
for. This is a full bed as you could see on both sides here and it's got its own onsuite bathroom here which is also a full bath as well. And the tiles in here
were also heated tiles as well. Plenty
of natural light flowing through this bathroom. I was working with a buyer or
bathroom. I was working with a buyer or a couple last year where their parents visit from overseas for a few months at a time and they were tired of shuffling
between hotels and upstairs bedrooms when they saw a property that had a suite like this where they've got that multi-generational living or that guest
suite uh with its own bathroom and even a separate entrance. They literally
said, uh, this would change the way our family lives. So, that's the kind of
family lives. So, that's the kind of detail buyers don't always think about until they see it in person. Having a
property where you have a primary on the main level. If you have people that are going to be staying with you that can't take the stairs or whatnot, have its own entrance, you're still
looking for that privacy, it can definitely be a gamecher for certain families. Now, check out this garage

here. Again, you've got the really nice epoxy floors. You've got an EV. Um, it's
epoxy floors. You've got an EV. Um, it's
set up for EV charging if you, you know, just connect the station to it. Plenty

98006. This covers Eastgate and some other surrounding neighborhoods, so it's super relevant to this home. If you've
watched my last tour back in July, I said the market was giving us mixed signals. Here's how things have shifted
signals. Here's how things have shifted since then. Inventory is still way up
since then. Inventory is still way up compared to last summer. We're seeing
nearly 90% more homes on the market. New
listings are climbing, too, about 23% more than July 2024. So, there's
definitely more choices out there for buyers. But here's the twist. Prices are
buyers. But here's the twist. Prices are
no longer climbing like they were a few months ago. In July, the median price
months ago. In July, the median price for single family homes actually dipped about 11% year-over-year. Average price
is basically flat, down just under 2%.
What this really means is a gap is widening. And some homes are still
widening. And some homes are still moving quickly while others just aren't getting traction. Buyers also have more
getting traction. Buyers also have more negotiating power than they did even a month ago. Average days on market have
month ago. Average days on market have stretched from 15 to 22, almost a 50% increase. Sellers are now getting about
increase. Sellers are now getting about 98.9% of their asking price compared to nearly 103% last year. Homes aren't
automatically flying off the shelf over asking anymore. And condos, totally
asking anymore. And condos, totally different story. Prices are flat, but
different story. Prices are flat, but days on market are way up, nearly 500% higher than last year. Sellers can't
just toss a condo onto the market and hope it sells. Strategy really matters.
So, what does this mean for buying?
You've got breathing room. More
inventory, longer days on market, and sellers who are open to negotiation. In
Belleview, that's a rare window of opportunity. With the right agent
opportunity. With the right agent helping you spot the difference between an overpriced listing and a hidden gym, you can make a real smart move right now. Now, sellers, it's all about
now. Now, sellers, it's all about presentation and strategy. The homes
that are winning in this market are the ones priced with intention, staged well, marketed aggressively online. The ones
that aren't, they're the ones you're seeing sitting a little bit longer. In
today's market, strategy is rewarded.
