Okay so the new SEO. I'm sure a lot of you guys are getting a crap ton of spam email trying to scare the out of you

saying you're not showing up here or you're not showing up there or you got to be doing this. Well, look, a a lot of it is they're just trying to get money from you, right? They're trying to make

it sound way more scary than what it really is. So the the goal here today is

really is. So the the goal here today is to show you guys what really works, how people are doing it, and how you can do it for yourself without having to pay a bunch of money to somebody else, right?

So really lift back, you know, pull back the curtain or lift up the sheets, whatever you want to call it. But a lot of people are, you know, this is being referred in like three different ways.

I've been heard like GEO, generative engine optimization, >> AEO, answer engine optimization, and AIO, so AI optimization. Um, so those

are sort of the three main terms you've heard, and it's all the same thing, right? It's showing up in chat, GPT,

right? It's showing up in chat, GPT, perplexity, and Google. Those are the three sort of main players for the what

we call LLMs lo uh large language models for AI. Um so and there's two different

for AI. Um so and there's two different parts of this, right? So to be successful in showing up in those AI search results, you sort of need to have

what's called onpage, which is owned.

This is the stuff you own. So such as your website, you own it. you can go and push out to that today content that's going to help influence the large language models and get you to

show up. And I'm going to give you an

show up. And I'm going to give you an exact example of how to do it for the onpage stuff. And then there's off-

onpage stuff. And then there's off- page. So, it's other p places that are

page. So, it's other p places that are mentioning you that matter the most, right? And every single market in the

right? And every single market in the country kind of has it's not always exactly the same. There's also like big portals like Zillow, Realtor.com. Those

are pretty prominent for most markets, but then there's also local sources or local sites and places which you want to get mentioned in. So, there's a combination and I'm going to show you

guys how to know what are the main sources for your particular markets, right? And how to get in front of those

right? And how to get in front of those guys. So, you've got the on page and the

guys. So, you've got the on page and the off page. You've got those things

off page. You've got those things together and you're going to crush it with the in the search results.

can if you guys want to scan it, go ahead and scan it because I'm going to be going over that's literally a tool I'm going to walk you guys through shortly how to create blog articles that

are going to rank in the large language models. Um and I'm going to give you an

models. Um and I'm going to give you an example of one that's ranking really well for Livia that we've done in in this month. Um and if you missed the

this month. Um and if you missed the first part of the webinar, you know, we've got her ranking really well um just in the last like 20 odd days. and

I'm going to show you the results. Um,

but the type of stuff you need to be publishing just to give you the sort of the thousand foot view is very data driven. You can't just say, "Hey, I'm

driven. You can't just say, "Hey, I'm one of the best real estate agents in Cape Cod. Um, and I've sold, you know,

Cape Cod. Um, and I've sold, you know, this many homes." You you need a lot of information, a lot more data. It needs

to be well researched and it also needs to be referencing a lot of other data points like other people in the market, other places in the market, like how

close you are to certain things. Um, a

lot of numbers, right? That's what they like to see um on your pages because if it's just fluff, they're going to see right through the fluff. That

>> Yeah. They want the details. They want

the nittygritty. Um, but the good news is you can use AI to get all the nitty-gritty to do the research to come up and create the article in a way which

is going to satisfy their what they're looking for. And I'm going to show you

looking for. And I'm going to show you so nationwide when we're looking at the AI search results and when I'm talking about AI search results for today in

particular, I'm talking about for real estate agents and for realtor and for brand mentions. So, it's it's when someone's searching for a real

estate agent or a realtor or best real estate agent in your market or listing agent, buyers agent, something to do with where they most likely don't have a

realtor, but they need one and they want to use AI to find out who do you recommend, who should I be talking to, right? I'm not today I'm not going to

right? I'm not today I'm not going to show you today how to rank for like articles on like five best things to do on a rainy day or those sort of articles

which used to generate quite a lot of traffic. Um I'm going more after what we

traffic. Um I'm going more after what we this is the lowhanging fruit. This is

where you're actually going to get real business from straight away when people are actually looking for an agent. So

that's the focus of today. Um, we can always do another session later on more on getting more traffic and more visibility on stuff that's not about

you, it's about solutions. Um, but

today's the lowhanging fruit stuff like this is going to get you business. So,

nationwide when we looked at all the different markets and in all the different large language models, um, these were the ones that are getting

referenced and used the most for off- pitch, right? So, Yelpastexpert.com,

pitch, right? So, Yelpastexpert.com, right?

>> Which is a surprise to me, man.

>> It's a surprise to a lot of people, right? Some of these ones like effective

right? Some of these ones like effective agents fastexpert.com um, you know, agentprronto.com, um expertise.com.

um expertise.com.

Like, some of these are, you know, you can just go and get listed for next to nothing on these sites and they're getting picked up in all the large language models. Others are a little

language models. Others are a little harder, you know, sometimes for Zillow.

If you're not with Zillow, you don't want to be on there, fine. Um, but these are the top ones. And then

you'll notice here per area, it changes, right? So, for for example, in Los

right? So, for for example, in Los Angeles, you know, you've got some, you know, Yelp is a big one, Fast Expert is a big one, the LA Business Journal, very local

to LA, right? M

>> um Hollywood Reporter um you know list withcle.com homelight homeg guide um and there's not even Zillow being used for

LA right so essentially it just shows you there are quite all these ones that are colorcoded are the common ones that sort of show up in a

lot of areas um but I'm going to show you guys shortly here a tool which is going to allow you to see which ones you need for your market Right. Uh, and I'm

going to use Kate Cart as an example, but anyway, this is just an overview to give you guys a look, a little insight into the big picture of what uh the

major sort of referring sources are for the off- page stuff.

>> And how did you So, let's say I'm in the middle of nowhere.

>> And I want to find this. Did you just go to Claude and say, "Hey, what are the top 10 listings to be in as far as an agent or what? How did you find this?"

So I can reverse engineer this.

>> Yeah. No, good question. Um, and that's what I'm going to show you guys next. So

I didn't didn't use Claude for this. Um,

I used a platform called Peek, peec.ai.

Um, and the reason I like pack is because it allows you to reverse engineer what's working right now for any of the major results that you want

to rank for which we call prompts, right? So, you need to understand what

right? So, you need to understand what are the prompts you want to rank for.

>> In SEO terms, that would be like what are the keywords like are you want to rank for best real estate agent in Cape Cod? That's a keyword. but it's also can

Cod? That's a keyword. but it's also can be a prompt inside AI. Um, so I'm going to show you common really good prompts

you should be searching for and trying to reverse engineer um in the AI search results that's going to get you business. And this is the tool that I

business. And this is the tool that I use. It's called p.ai.

It's I love it because it's good at reverse engineering. You can figure

reverse engineering. You can figure out really quickly. It's going to show you where you need to be. Um, it does it in real time and it's going to track how well you're doing and it's going to give

you recommendations on things you can do. So, it really takes a lot of the

do. So, it really takes a lot of the guesswork out of it. Right? So,

>> When we started with this 24 days ago with her, she wasn't showing up anywhere. right now. Today, 24 days

anywhere. right now. Today, 24 days later, for the lot of these terms, her overall visibility, she's getting 43% of all of the major prompts that she's

going after. Some of them pretty high.

Like, so let's go, for example, I'm going to show you who are the top rated real estate agents serving Cape Cod area. Let's zone in on this particular

area. Let's zone in on this particular prompt >> um because that's a big one for her. So,

here are the the rankings, right? Here's

the people that are getting the most visibility. There's Compass, which she's

visibility. There's Compass, which she's actually part of Compass. So, she's

showing up twice. She shows up on the corporate site, but then she's also got her own site down here, which is only behind one other person, um, who's going

backwards, and Livia is going forward.

Um, so, and remember, >> you know, oh, here we go. date started

24 days ago. So, we've haven't been at this very long.

>> That's awesome.

>> But let me show you this is where a lot of the magic happens is what are the top domains, the places that are referring

that the large language models are using. Number one is her.

using. Number one is her.

She is actually her site is one of the number number one resource for this particular domain and it's being used pretty much more than every time right

sometimes twice. So 133% of the time

let me dive a little deeper. I think

this might sort of make things a little clearer to you guys. Here are the results from Gemini. Here are the results from chat GPT and here are the

results from perplexity. So the and what this is is it runs these results like every day and it updates them. So in the

last day last 20 hours ago if you had typed who are the top rated real estate agent serving Cape Cod area in chat GPT >> these are the results it would have given back right.

>> Mhm.

>> Boom boom boom. And here's Livia here as well as broad market and volume leaders.

Livia number one. So, she's showing up a couple of times in these search results when she wasn't showing up at all before. Um,

before. Um, >> but here down here, it tells you the sources that it's using to bring up these results. Why is it getting these

these results. Why is it getting these results? Right here are the sources that

results? Right here are the sources that it's using. this website here and this

it's using. this website here and this one here, which is if I click on it, this is a blog post that we created for

Livia on January the 28th, right? Just

over a month, basically a month ago. Um,

so she we're now manipulating the results by doing some blog posts and doing some things to get her to show up.

Um, for really big powerful search terms. Um, and that's not just look, and these are is she being mentioned, right?

Um, yes, yes, yes, yes, yes. in Google,

you know, she's not ranking quite as or she's third there, but remember, we're just getting started. Um, and she's only going to grow in these results because

we've only done a we've only done a few of these blog posts, which I'm going to show you. And here's Perplexity.

Perpexley actually has her as number one, right? And number one is number one

one, right? And number one is number one brand. Where is it pulling the sources

brand. Where is it pulling the sources from? again from her from her twice.

There's two references of hers. Here's

another website she's pulling from. So,

you can reverse engineer like, okay, where are what are some of these other sites? Are they competitors or are these

sites? Are they competitors or are these places that I can just go get listed in?

Right? So, it allows you to really reverse engineer um what's going on with these results using this tool. Um and

you can come in and these are different prompts, right? Who is the best real

prompts, right? Who is the best real estate agent? Cape Cod. Go in and do the

estate agent? Cape Cod. Go in and do the same thing, right? She's actually

showing up here as the top one. Um,

again, her domain is one of the top ones. Scroll down. Here's the results.

Here are the most highly regarded professional blah blah blah, you know, in Cape Cod. That's her there. So,

anyway, it shows you how well she's ranking. Um, but a lot of it has to do

ranking. Um, but a lot of it has to do with just having those blog posts done that it's using as a referral source on her

website. That's how we've gotten most of

website. That's how we've gotten most of the lift here. The other things she could be doing is if we go in here on

the left hand side um and if we go um off page, what are some of the top places that are being mentioned? There's usnews.com,

being mentioned? There's usnews.com, allcapecod.com, coastal neighborhoods.com.

Um, and you can literally see like what are their articles. You can click on them and go, "Oh, what is this?

Oh, okay. These guys have a page with a whole bunch of articles. Um, I'm not being mentioned. Let's reach out to them

being mentioned. Let's reach out to them and get my ass on here cuz they're missing me, right?" Um, sometimes it might be paytoplay. A lot of times it's

just that it's a free free um, citation.

You can just add yourself in. Right. So,

>> Yeah. So, I'll stop there. I kind of went over quite a lot quite quickly. Um,

the next thing I'm going to do is show you guys how to create this these blog articles >> which which are being referenced for each one of the

prompts. So, you're going to go through

prompts. So, you're going to go through and create this for each one of the prompts. That's specifically going to

prompts. That's specifically going to feed each one of these large language models the answers to those prompts that they're looking for. It's going to do all the heavy lifting for the prompts

for the for the LLMs so that you're getting referenced and you're now showing up. So, that's the next step.

like and it's going to show up like here as a blog post in here like finding your perfect Cape Cod real estate agent, right? And it's got all of this boom

right? And it's got all of this boom boom boom. I'm gonna show you and look,

boom boom. I'm gonna show you and look, you'll see here what qualifies someone.

Um, you know, and it has a lot of data points, right? Um,

points, right? Um, >> and it and it look look here. Data,

data, data, um, uppercape and it mentions all the areas. really goes into the weeds and it feeds designations, you

know, volume, um, price range, platform, um, you know, Compass as the sort of, you know, the main brokerage, it

mentions them. Um, it really checks all

mentions them. Um, it really checks all the boxes. And you look, this is very

the boxes. And you look, this is very difficult for you to do manually yourself. It would take forever. It

yourself. It would take forever. It

would take it's just painstakingly um >> you know you wouldn't be able to do it basically. You could but it would take

basically. You could but it would take way too long. I'm going to show you how guys how to do this. And each one of these should only take a few minutes. Um

so are we ready? Should we do that?

It's um going to take all the sort of leg work out of it for you. But let me walk you through the steps. So, you're

going to go in and put in your name as the agent. So, I'm going to put in

>> So, it's a Freighus Monte 40 group and it's Livia Monte 40. And now you're going to copy the prompt that you want to use. So,

to use. So, for example, this one here, who are the top rated real estate agents serving the Cape Cod area? Boom. I'm copying that

and I'm going to put that in where it says your prompt. Um, and now it sort of gives you, and just to step backwards a

little bit and give you some context here, I'm trying to find out all of the information about Livia and

her team in regards to this particular prompt that we can share to the LLM. So

it can give us a really good detailed article and know who she is, who her team is, and what the what that article is trying to solve for. So

>> all you got to do is put in those three pieces, copy that. And now take that copy that we just did and put it down

below in this all about you section.

Right? So this is saying, you know, it's who is Livia Monte Ford, who is Monte Ford's group, what is their greatest achievements, how does it relate back to the query, boom, boom, boom. Right? So

that piece now has been taken care of.

>> Easy.

>> Yep. Easy. Now let's go back here. All

we're doing is repeating her name.

>> Um, you got it down now, man. Look at this.

I can't I can never type when people are watching me.

There we go.

Okay. So, um now what we want to do is what we need to take this prompt. Okay.

And I'm going to take this prompt and I'm going to go to we're going to go to Google.

And we're pushing putting into Google and we're hitting return.

And now we're scrolling down until we see the AI overview. And I want to know what AI is returning as the result for that particular prompt. So we're going

to copy it. I'm copying that whole search result from Google AI. Right?

We're coming back into the tool.

And now here under AI overall results, we're pasting it in there.

And now it's got everything it needs.

All you simply do come down here as copy. Step two prompt copy. It's now in

copy. Step two prompt copy. It's now in your clipboard. Okay. Now this is the

your clipboard. Okay. Now this is the final step. We've got everything we need

final step. We've got everything we need to tell the large language model what it needs to create the perfect article for this particular prompt.

Here I like to use claude. It actually

seems to give me a cleaner, better result. But chat GPT works as well.

Perplexity works as well. Um, it is a little bit personal choice, but I have a paid account with Claude and I with all of them. Um, I but I'm going to paste it

of them. Um, I but I'm going to paste it in here, but if you guys don't have Claude or you can use a free account too, I believe, and it'll it'll work just as well. Um, but you can use chat

GBT is my point. So, I pasted that from the the tool in the screen prior and now I just hit go. Work your magic, baby.

then the idea is to take this and place this into your Wilopo website or if you've got a WordPress site, uh you

could do it there. The point is just to put it somewhere where it's going to showcase you, right? And and I mean Kiwi, side note, would you take this as

you're building them? Would you even create a substack and place it there or no?

You could, but it's going to be duplicate content.

wherever you can preferably that's under your brand and your name because you'll give you're this is what the LLM now is going to be referring to. Um, and

the more exposure you get and your brand gets inside the large language models the better. Yeah. You're just setting

the better. Yeah. You're just setting yourself up for a stronger Yeah. Kiwi,

I'm going to add one thing that you also do. When you have this production, make

do. When you have this production, make sure that you grab it and take time to edit and add your flavor. Um, read it.

Don't the the thing that you don't want to do is grab it and then place it everywhere. It's like, hey, you know

everywhere. It's like, hey, you know what? I'm going to put it on my site,

what? I'm going to put it on my site, then I'm going to put it on on this WordPress site, then Substack, then. No,

no no no.

But review it, read it, add add your flavor, your tone, change the words, make it yours, and then post it. And

would recommend you go through peek and then you do this for your different prompts. So that is, you know, who's the

of these are similar, right? Um, but the only difference you're going to need to do your AI overview results is going to be different because you're going to take that new prompt

and then yeah, you're going to now you're going to go to Google, right?

You're going to go back in and you're going to give it a new prompt, but the AI search results are going to be slightly different because you're asking it in a different manner. Um, copy this

result, right? And it's now it's

result, right? And it's now it's referring to some different resources.

Like a realtor wasn't used in the last one, I don't believe.

post. Um, and where she's getting mentioned, you know, you look at all these mentions. These are all her

these mentions. These are all her website showing up in all these different search terms. Um, question on

the website. Qy, two questions. Uh,

prompts. Um, so if you do 25 real estate specific prompts, um, and like you know, if you guys want to take a screenshot of this, you know, these

are our the ones we sort of did. It's a

lot like around buyers agents, um, companies, you know, real estate companies, real estate agents, sellers, um, best real estate agent, you know,

um, best real estate agent for sellers.

um is a lot of different ways people phrase it, but every freaking time someone types one of these. They're

looking for a real estate agent or realtor and you guys want to be the ones that are getting referenced and showing up over and over and over because they don't have an agent and they're looking

for someone in your backyard. So, it's

think of the local service ads right now, which are some of the you know, Tristan, they're probably the best leads in real estate, right? if you can get those LSA leads, the problem is you just can't get enough of them. Um, and it's

very competitive. A lot of markets are

very competitive. A lot of markets are saturated. Um, but more and more people

saturated. Um, but more and more people are going to be using large language models for recommendations because >> it does a lot of the it looks at everything and it does the comparisons

and it finds out who's reputable and they sort of they trust what the large language models are saying a lot of times. So, they're just going to go with

times. So, they're just going to go with the first one or two that they reference. Yeah,

reference. Yeah, >> here's a here's a common question that you get and I don't know if you have a solution for this, but uh this is super

overwhelming. Can you pay someone to do

overwhelming. Can you pay someone to do this for you, Kiwi?

Um, yeah, I'm sure you can. I mean, this video is going to be recorded. Um, it's

not difficult to do this. You can have a virtual assistant. You can have a VA do

virtual assistant. You can have a VA do this stuff for you, especially if they're already doing some updates to your website. Um, just get them the the

your website. Um, just get them the the pet tool. Um, and tell them, you should

pet tool. Um, and tell them, you should figure out what the prompts are, right?

The top 25 prompts for you. Um, and you know what I'll do on the actual spreadsheet. Um, here I'm going to put

spreadsheet. Um, here I'm going to put another tab with all the top sort of recommended 25 prompts. um or the ones I use for Livia, right? And you guys can

basically look at them and just make adjustments and use them for yourself if you want to just use that as a starting point.

you can go in here and just get a lot of really good ideas on content that the large language models are referencing and using. Um, so you can copy and just

and using. Um, so you can copy and just basically do this cuz it works. You know

it works. Um, and they're telling you what pages, what competitors, so you can rip off and do it for yourself.

site, and now it's picking it up and using that um not just and that's not just, you know, here

on um well, it's actually chatbic, perplexity did, but you know, for Google, it's actually

pulling from fast expert, you know, in the real estate agents in the Mashipe area and Zillow um and Century 21. You

can click down here. You can see all the different places it's pulling from. So,

it's not always pulling her articles.

Sometimes it's pulling from other places. Um,

you these and then just paste them in here as well with the article. Um, so

that's just a little extra you can add in, but that I would I would be doing myself. Um, and then you do that's all

myself. Um, and then you do that's all you really need. It's just content, the header, the body with some images in

here, main image in here, and then um the SEO. give it the title, description. Um, you know, just one

description. Um, you know, just one little bit of extra thing I would probably also do, I would come back on your website after you've created some of these and I would go into your

communities pages and you've got a communities page for for let's say Mashipe. Click on it

Mashipe. Click on it and come in here and say create um another section.

Say um new articles or your new articles to be aware of or

something. Right.

you want to now use that as the parent page. And these other blog pages are

page. And these other blog pages are what we call the children. So each child each child needs to be matched to the right parent. uh which is you know it's

right parent. uh which is you know it's you're just comparing you're matching up the communities to each other community pages to each other. So then when Google sees the the parent page it's now sort

of connected to it's linked to all the children pages as well and creating those links between the pages is what Google loves for SEO. So it's linking

the stuff back and forth. So you're not just creating a blog page and having it sit there by itself like an orphan child. You're now attaching that child

child. You're now attaching that child to the parent by just by putting links in the pages.
