Somebody could transfer your house out of your name or drain thousands of pounds from your bank account without you knowing it. All of which you could have stopped within just a few minutes.
All for free. So today I'm going to give you a rundown of a few of the free protections and money loopholes that almost nobody uses, nobody knows, but everybody should and everybody should
do. So welcome to the channel. I'm

you all so much. So, let's get into a few of these things. This will be a bit of a quick rundown video. I won't go into great full depth on each one. I
will do so in separate videos or on my money channel, which has just passed 100,000 subscribers now. So, I'll do dedicated videos for each of those separately. But here is a master
separately. But here is a master checklist. So, you can take notes, you
checklist. So, you can take notes, you can share it, you can bookmark it, you can come back to it. So, let's go. The
number one, which I've already covered a couple of times now, is the land registry property alert service. A quick
rundown of that in case you missed it.
If you own a property in England and Wales and if you do nothing else on this list, please do this. It is free. It
takes literally minutes. Lots of you have already done so already. And you
sign up at the property alert service.
You add your property, you get an email alert anytime someone tries to change the register. This can happen with
the register. This can happen with fraudulent tenants post interception or somebody just trying to change the register without you knowing it and people then have to undo it by claiming
to land registry that it's a fraudulent transfer and they might end up in court.
So you absolutely must do that one. It
is especially vital if you have no mortgage or you own a berlet because the notices go out to the property address unless you've set a different service address and if you've no mortgage then you've no mortgage company to stand in
the middle and say hang on a minute we can't allow this to proceed because there's a mortgage and a charge on the property. This is very real. We've had
property. This is very real. We've had
clients hit exactly this problem and I've already done a full walk through on a couple of videos now. So I'll link those below as well. Next, building on the property alert service, which is why
I started with that one, is the form LL restriction, which is think of it as a level two protection if you like. So,
the alert that we've just talked about tells you after something has already been filed. So, somebody has already
been filed. So, somebody has already filed an application to change the register, then you get an alert to what's happened. A restriction actively
what's happened. A restriction actively blocks this from happening. It puts an entry on the title so that no sale, no mortgage, no charge, and no transfer can
be registered. unless a conveyancer or
be registered. unless a conveyancer or solicitor certifies that it is genuinely you. Now, this doesn't make absolutely
you. Now, this doesn't make absolutely certain that it won't happen fraudulently, which is why they call it fraud, but it certainly makes it much more difficult because it is a much higher bar to get a conveyancer or a
solister to fraudulently alter the register for someone who isn't you. And
it is free if you don't live at the property. And there's only a small
property. And there's only a small nominal fee if you do. Make sure you get that right because they'll reject your application. If you actually do live at
application. If you actually do live at the property and you're trying to say you don't and you do it, you know, trying to do it for free, they see straight through that. But if you have a buy to let property, then you can absolutely put a restriction on it for free because of the risk involved
because you don't live there post interception. The notices go out to the
interception. The notices go out to the address and so on. Think of this as a legal deadbolt on top of the alarm. the
alert that we just set up. And I'll do a dedicated video on this legal restriction is a little bit more complicated, but still relatively straightforward and relatively essential to ensure that you don't get caught with
someone doing something funny with the register. On another note, you might
register. On another note, you might have received an email that looks like it comes from TV licensing telling you that your direct debit has failed and you need to input your payment details, otherwise you might face a fine because
they've got all this information on you.
The problem is it didn't come from TV licensing. So all of these threats that
licensing. So all of these threats that they usually use was actually on this occasion nothing to do with them. It
came from a malicious and fraudulent company sending you a link to send you through to give your details so you'll then become the victim of identity theft and payment fraud and all sorts of other stuff. But you could be protected from
stuff. But you could be protected from such links if you are caught in that moment of panic clicking the link just to see whether it's real if you use NordVPN which is very much more than

building on all of that. When was the last time you actually checked the title register for your property? Now, if it was transferred before the compulsory registration in 1990
and those were changed in 2002, if it was done before that, you won't be on the electronic register and you'll still have the original deeds. But if it's been transferred since or registered
afterwards, then it will be on there.
But again, I repeat, when was the last time you actually checked the title register? Now, this is only a few
register? Now, this is only a few pounds, but most people have never even seen their own deeds. They just trust the lawyers to get on with it and they trust that it's all in order. But trust
me, and I know this sounds ironic, but trust me as a lawyer that not all lawyers do things the way they should be done. Some lawyers in our experience
done. Some lawyers in our experience just simply have not registered the property in your name. And we it's taken years for the person to come back and discover this fact and then have to put
it right. But for just a few pounds
it right. But for just a few pounds today, you can download your official title register and title plan from land registry, which not only allows you to
check for errors, old rights of way or you know, boundaries that you might have been maintaining that are not yours to maintain and things like this, charges that shouldn't still be there. Perhaps
you've paid off a mortgage and the charge is still on the register and it shouldn't be. Or maybe you took out a
shouldn't be. Or maybe you took out a secure loan which has now been paid off, but that still appears on the title register. Now again, some people might
register. Now again, some people might say, "Well, what's the problem with that? It doesn't make any difference."

But if eventually you want to sell the property or let's say it goes into probate, then there might be an issue because there's a charge on the register and it needs to be dealt with. This is
especially important with old banks or very old mortgages, old lenders, and all of this sort of stuff. But is
particularly problematic if there's something on there that shouldn't be on there. Let's say you've got a fraudulent
there. Let's say you've got a fraudulent thing registered on there that shouldn't be there. And yes, I know there's
be there. And yes, I know there's beeping going on outside. someone's
having work done around in the area.
But, as I said, this is particularly important when you've paid off a mortgage years ago, and the lender's charge might still be sitting on your title deeds. This can cause delays and
title deeds. This can cause delays and confusion when you try to sell or when you try to reorggage. It will have to get sorted out before that can happen.
The next thing to consider is you might want to set up a lasting power of attorney. This is arguably even more
attorney. This is arguably even more important than the property alert because hardly anyone does this in time.
It's one of those things you don't need until you need it. But when you need it, it's too late. If you suddenly lose capacity, which means you can't make these decisions by yourself, that might
be through illness, it might be through an accident, uh maybe a brain injury, it might be through age, so you lose the capacity to make these decisions for yourself. Without a lasting power of
yourself. Without a lasting power of attorney, your family cannot simply step in and do the things themselves. You
might think that surely your son or daughter or even grandchildren might be able to do these things for you if you lack the capacity to do so. But it is not that simple. They would then face a
slow expensive court process to appoint somebody in order to make those decisions for you. But if you set up a lasting power of attorney of course then they can. Now you set it up while you
they can. Now you set it up while you are well while you are in good mind. It
is relatively cheap. It is relatively simple, but it saves enormous heartache, time, money, and energy for those people you love, and indeed for you to make those decisions for you, to help you
make those decisions when that time comes because if you haven't done so by then, then then it's already too late.
So, a full video will follow on this because it's quite an important topic.
The next one is really vitally important and that is to ensure that you have a valid will. Now, a valid will is not
valid will. Now, a valid will is not just something that you write down.
There are rules. You need to follow those rules. And if you don't follow
those rules. And if you don't follow those rules about making a will, then other rules will dictate what happens.
And therefore, you need to know what the intestasy rules say. Those are rules where you die without a will. The law
decides who gets your money, your estate, your property, everything. Those
are called the intestasy rules. And
again, it's one of those things that people don't bother with until you need it. But when you need it, it's a bit too
it. But when you need it, it's a bit too late because if you die without a will, nobody else can then say, "Well, this is what they would have wanted to happen."
It doesn't work like that. The intestasy
rules will then kick in. One of the biggest reasons that people are genuinely shocked by the rules of intestasy are that the spouse does not automatically inherit everything. And
unmarried partners can get nothing. But
a will will fix that. A will will put all of this in writing, binding, and it must be done properly. So don't leave it to chance. Don't leave it to rules that
to chance. Don't leave it to rules that you didn't write and you didn't create.
Get a will done. Make sure it's done.
Make sure it's done properly. Take
advice where you need to. Don't just
write something down and think that's it. It will not be sufficient. Next is a
it. It will not be sufficient. Next is a money tip. So, completely different now,
money tip. So, completely different now, but it is a money tip, and that is understanding section 75 of the Consumer Credit Act 1974.
This is a credit card protection. It is
arguably one of the most powerful consumer protection bits of law that many people just don't use, many people don't understand. So, let's say you buy
don't understand. So, let's say you buy something that is between £100 and £30,000 and you spend any amount of it at all on a credit card, even £1 on the
credit card. So long as the purchase is
credit card. So long as the purchase is between £100 and £30,000, then the company providing the credit, that could be the loan company, so long as the loan
is tied to the purchase, or the credit card that you've used to pay anything on that purchase at all, that company is jointly liable with the company that sells you the product if something goes
wrong. If the trader vanishes or the
wrong. If the trader vanishes or the goods are faulty, they don't deliver or the company folds or the product breaks, whatever the case might be, the company that provided the credit that is linked
to the transaction under those limits is jointly liable with the trader if you need to sue them. So, you sue both the trader and the credit card company or the loan company so long as it's tied to
the purchase and you can get your remedy that way. For debit cards, it is a
that way. For debit cards, it is a little bit different. They use a chargeback system which is a bit weaker but it is an interbank agreement that they do a chargeback on a debit card but
is more a bank thing than a consumer protection in law. It is still massive protection and it can still work heavily in your favor. Again there are time limits so you need to check them out and
again under the full video to follow.
Sticking with consumer law for a moment understanding the 30-day right to reject under the Consumer Rights Act 2015. If
goods are faulty or in any other way do not comply with the Consumer Rights Act, which includes fit for purpose, free from defects, it's got to be as described, match a sample, and so on,
then you have 30 days to reject it for a full refund. Retailers sadly routinely
full refund. Retailers sadly routinely fob people off with a manufacturer's warranty or go and see the manufacturer for repair or exchange only or credit
only or things of this nature. That is
not the law. They know it. Now, you know it. Now, you can quote it and use it. If
it. Now, you can quote it and use it. If
it is defective within the first 30 days, you can reject it for a full refund. Again, another full video to
refund. Again, another full video to follow, although I've done a few on this before. So, again, I'll link one of
before. So, again, I'll link one of those below and you can go and hear more about that. Another money tip that many
about that. Another money tip that many people don't do is a marriage allowance.
That is where if one spouse is a non- taxpayer and the other is a basic rate taxpayer, you can transfer part of the personal allowance to your spouse and
you can backdate it for four years. That
is free money to a lot of eligible couples who simply never claim it. It's
another one of those things that HMRC doesn't tell you about, don't apply automatically, and you have to do it for yourself. And while you're at it, check
yourself. And while you're at it, check your tax code because millions of people are on the wrong tax code, overpaying tax. And again, HMRC is not going to
tax. And again, HMRC is not going to tell you that. They'll be quick enough to tell you when you're underpaying, but they will not tell you when you are overpaying. So, check your tax code.

Make sure you are not overpaying on your tax. Two more things to finish. Firstly,
tax. Two more things to finish. Firstly,
did you know you can challenge your council tax ban and perhaps pay a little less? And secondly, make sure you
less? And secondly, make sure you protect your identity. So, two quick wins to finish. Many homes were put in the wrong council tax band decades ago.
And it is free to challenge it and a successful challenge can be backdated, meaning you could get a big lump sum back if your council tax band is
downgraded. And on a fraud point, you
downgraded. And on a fraud point, you can get a free statutory credit report to spot any suspicious searches, any suspicious loans or credit cards or
anything of this nature taken out in your name. You can also consider CFAS
your name. You can also consider CFAS protective registration that attracts a small fee, but that flags your identity to lenders to do extra checks. Let's say
for a moment you've decided you don't want any more loans, you don't want any more credit cards. You've paid off your mortgage or you're not going to get another mortgage. You don't need
another mortgage. You don't need anything of that. And if you do, you're happy to go through a few more hoops to get them, then you can apply and pay for the SEFAS protective registration, which will force lenders to do additional
checks before anyone takes these things out in your name. And again, believe me, we've had clients who've had loans taken out in their name. Sometimes as as many as 15 different accounts, including mobile phone contracts, credit cards,
loans, you name it. They've had these things taken out, and they've had to deal with them. They've had to go one by one to each of the companies to sort them out. So, what's that? 10 different
them out. So, what's that? 10 different
